What do I need to start analyzing a deal?
Start Capture with seller notes or files for AI extraction, or enter information manually. Add the property details and terms you know, then review the inputs before Analyze. You do not need a complete seller conversation to begin; missing information still needs follow-up.
What if I don’t know the seller’s loan balance or desired terms yet?
Leave unknown seller facts blank rather than entering zero or treating a guess as confirmed. Review what is missing and ask the seller for it. You can test assumptions in your modeling, but results depend on those assumptions; verify the loan balance and requested terms before relying on an offer.
Can I review and correct what AI extracts?
Yes. Review the extracted facts and AI suggestions in Capture, correct or clear values, and add missing information before saving. A suggested financing structure is not a confirmed seller term or your final offer. You control the facts and terms used for analysis.
How do I compare financing options and see the cash required?
In Analyze, review projections from your saved inputs separately from proposed offers. Compare available offers for upfront cash, monthly payments and balloon amounts and timing, then check them against your budget and goals. Include taxes, insurance and other expenses in your review. Estimates are not guaranteed returns or a promise of funding.
Can I change the down payment, rate, or balloon and compare another offer?
Yes. Where offer tools are enabled, edit a proposed offer or create your own with different down payment, interest rate and balloon terms, then compare the results. Offer edits do not change Capture facts. Use Update to recalculate existing offers after inputs change; exploring different terms is a separate choice.
How do I turn an offer into something I can share with the seller?
In Share, deliberately select the offer or saved-input output you want to present through the available summary and document controls. Review the recipient-facing terms, then choose what to share; creating or bookmarking an offer does not send it. Proposal documents support discussion, not executed agreements. Have qualified legal, tax and lending professionals review the transaction before signing.
Can I use my own rent, value, and expense assumptions?
Yes. Enter or revise your rent, property value and expense inputs in Capture and review the saved-input projections in Analyze. Keep estimates distinct from confirmed seller facts and test how changes affect the model. Updating those inputs does not automatically rewrite proposed offers; review and update offers separately when needed.
What can I do for free, and when do I need Deal Copilot?
Free includes standalone financing calculators, the manual Comp Analyzer with your own inputs, and private saved reports in Deals. Deal Copilot is the paid Capture, Analyze and Share workflow for pipeline deals, with reviewed AI extraction or manual entry and offer tools where enabled. Free does not include pipeline deal creation, AI extraction or automatic research.
