Question 1

Do I need creative-finance experience to use this?

Accepted Answer

No, but knowing the basics helps you understand the trade-offs. Free lets you enter your own numbers in manual calculators, while paid plans add AI-assisted deal structuring. Review the inputs and outputs yourself before relying on them.

Question 2

Which creative-finance strategies can I explore?

Accepted Answer

Free includes four manual calculators: Subject-To, Wrap, Seller Finance and Lease-Option. Paid deal workflows support additional scenarios, including Land Contract and a Subject-To structure with a seller-carried note, where the deal's inputs support them.

Question 3

What information do I need from the seller to get started?

Accepted Answer

Start with the asking price, the seller's cash needs and, if there's an existing loan, its balance, interest rate and payment. Gather expected property income and expenses too. If information is missing, treat any numbers you use in its place as assumptions, not verified facts.

Question 4

Can I use this if I'm not ready to call a seller?

Accepted Answer

Yes. Use Free's manual calculators to explore numbers you already have, or use Deal Copilot to enter or upload seller information for AI-assisted structuring without making a call. Live Call Copilot is Coming Soon; new Live subscriptions are unavailable.

Question 5

Can this help me decide whether a deal works for me?

Accepted Answer

You can compare payments, cash needed and projected cash flow where the calculator or scenario supports them, using your own goals and assumptions. Deal Copilot adds AI-assisted structure recommendations, but neither calculations nor AI certify that a deal is profitable. You're responsible for verifying the facts and completing due diligence.

Question 6

Does this find properties or provide financing?

Accepted Answer

No. Investors and wholesalers bring their own property leads, seller information and funding sources. The app helps you explore deal terms; it doesn't supply financing or close the transaction for you.

Question 7

Does this replace an attorney or title company?

Accepted Answer

No, you should use qualified legal and title professionals to review the structure, documents and closing requirements. Subject-To can carry due-on-sale risk, meaning the lender may demand repayment when ownership transfers. Calculations and AI suggestions don't replace professional advice or your due diligence.

Question 8

Can I start free and upgrade when I'm ready?

Accepted Answer

Yes, Free requires no payment details and gives you access to the manual calculators. You can upgrade to Deal Copilot for AI-assisted deal structuring. Live Call Copilot is Coming Soon. Existing subscribers keep their calling access and billing management.

Close the creative deal while the seller is still on the phone.
